Park Slope Townhouses Top Brooklyn Luxury Market
A gut-renovated Park Slope townhouse topped Brooklyn’s luxury market last week.
The home was one of 19 — eight condos, one co-op and 10 single-family homes — asking at least $2 million to find a buyer, according to Compass’ weekly contracts report from July 20 to July 26. The total contract volume was $76 million.
The week marked an uptick from the previous period, which saw 18 contracts signed for $58 million.
The priciest contract was for the townhouse at 611 2nd Street in Park Slope asking $11.5 million.
The landmarked home was gut-renovated by Adam Khedouri, who bought the property for $5.5 million in 2022, according to property records.
The resulting home has five bedrooms and four bathrooms spread across over 4,100 square feet of living space and five levels, including a finished lower level.
Updates include radiant heated hardwood floors, custom built-ins and a rooftop deck. The living room has a working fireplace, and a dedicated media room has a private back terrace.
Brown Harris Stevens’ Jackie Lew and Marc Wisotsky had the listing.
The second priciest listing was another Park Slope townhouse. The home on 524 11th Street had a last asking price of $6 million.
An entity tied to Omri Bar-Mashiah’s Minerva Development picked up the property for $2.4 million last year, according to property records.
The home has five bedrooms and four bathrooms across more than 4,000 square feet.
The parlor floor has an open-concept living and dining room that overlooks a back garden. The second floor has a primary suite with a walk-in closet and en-suite bathroom, along with two additional bedrooms and another bathroom. The top floor has an additional living space with a private terrace, wet bar and walk-in closet.
The garden level has a guest suite to the front and a south-facing living area that opens directly to the backyard, which has a complete outdoor grill.
Douglas Elliman’s Nadia Bartolucci and Brandon Moore had the listing.
Minerva specializes in luxury single-family and boutique condo projects in Brownstone Brooklyn, according to its website. Last year, it found a buyer for a townhouse asking nearly $7 million in Boerum Hill.
Homes entering contract last week had a median asking price of $3.5 million, spent an average of 191 days on the market and had an average price per square foot of $1,474.
