₹162-cr Thane deal: AllerIndia acquires Windsor Machines’ industrial site | Personal Finance
Real estate developer AllerIndia Developers has acquired the leasehold rights to a 21,912-square metre industrial plot in Thane’s Wagale Industrial Estate from Windsor Machines Ltd in a ₹162-crore transaction, according to property registration documents accessed by CRE Matrix.
The transaction, registered on July 10, 2026, involves the assignment of leasehold rights over two adjoining Maharashtra Industrial Development Corporation (MIDC) plots—Plot E-6 measuring 14,312 sq. metres and Plot E-6A measuring 7,600 sq. metres—located at Village Panchpakhadi in Thane’s established industrial belt.
The deal attracted stamp duty of ₹7.29 crore, while the registration fee was ₹30,000, the documents showed.
According to the agreement, the total consideration is ₹162 crore, inclusive of applicable taxes. The buyer had already paid ₹54 crore in three tranches before the execution of the agreement, while the remaining ₹108 crore is payable after completion of the assignment and fulfilment of the agreed conditions. The agreement also provides for deduction of applicable tax deducted at source (TDS) from the consideration.
The documents showed that the land is held on a long-term MIDC lease originally granted in the 1960s and 1970s, with the leasehold rights subsequently passing through various corporate name changes before vesting with Windsor Machines. The agreement transfers the balance unexpired lease tenure, along with structures and construction standing on the plots, subject to MIDC’s approval and transfer formalities.
As part of the transaction, AllerIndia Developers will be responsible for obtaining MIDC’s transfer order, paying transfer premiums and related charges, and complying with all conditions for the assignment of leasehold rights. The agreement specifies that possession will be handed over after completion of the transaction and receipt of the balance consideration.
The Wagale Industrial Estate is one of the oldest industrial clusters in the Mumbai Metropolitan Region and has increasingly witnessed redevelopment and commercial conversion activity because of its proximity to Thane railway station, the Eastern Express Highway and Mumbai’s commercial districts. Older manufacturing facilities in the area have gradually made way for office parks, mixed-use developments and logistics projects, driven by rising land values and improving infrastructure.
